How it is calculated
Example
Rent 7,000 less 1,800 operating expenses and 3,200 debt service gives 2,000 monthly or 24,000 annualized before other items.
Important notes
Avoid double-counting expenses already included in operating costs. Include realistic vacancy and maintenance allowances if they are not already reflected.

Frequently asked questions
Does depreciation reduce cash flow here?
Depreciation is generally non-cash, so it is not subtracted as a direct cash payment in this calculator.
Should inputs cover the same period?
Yes. When comparing income, expense, balance or price figures, keep the period and definitions consistent.
Is the result a final property valuation?
No. The calculator gives a numerical relationship only; real decisions also depend on location, market conditions, taxes, financing and risk.
