How to use
- Enter Vacant units.
- Enter Total units.
- Calculate, then verify input definitions before comparing properties or periods.
How it is calculated
Vacancy rate = vacant units ÷ total units × 100
Example
Two vacant units out of 20 give a 10% vacancy rate and 18 occupied units.
Important notes
An annual vacancy measure may need vacant days or months rather than a single-date unit snapshot.
Worked examples and interpreting results
| Case | Calculation | Result |
|---|---|---|
| Vacancy | 2 ÷ 20 × 100 | 10 % |
| Occupied units | 20 − 2 | 18 |
Frequently asked questions
Is vacancy 100% minus occupancy?
Yes, when both use the same unit population and availability definition.
Should inputs cover the same period?
Yes. When comparing income, expense, balance or price figures, keep the period and definitions consistent.
Is the result a final property valuation?
No. The calculator gives a numerical relationship only; real decisions also depend on location, market conditions, taxes, financing and risk.
