How to use
- Enter Potential gross income.
- Enter Vacancy loss.
- Enter Credit loss.
- Enter Other income.
- Calculate, then verify which items are included in the definition before comparing.
How it is calculated
EGI = potential income − vacancy loss − credit loss + other income
Example
Potential income 600,000 less 48,000 vacancy and 12,000 credit loss plus 30,000 other income gives EGI of 570,000.
Important notes
Separate vacancy from credit loss to understand the gap, and do not add other income if it is already included in potential income.
Worked examples and interpreting results
| Case | Calculation | Result |
|---|---|---|
| Income losses | 48000 + 12000 | 60,000 |
| EGI | 600000 − 60000 + 30000 | 570,000 |
Frequently asked questions
Can EGI exceed potential rent?
Yes if other income is large, because potential income here may represent rent only.
Are these rates legally required?
No. This is a general math tool; actual fees, rates and rules vary by contract, provider and jurisdiction.
How should two scenarios be compared?
Use the same period and cost definitions, and change one variable at a time where possible.
