How to use
- Enter Old value.
- Enter New value.
- Calculate, then verify input definitions before comparing properties or periods.
How it is calculated
Appreciation % = (new value − old value) ÷ old value × 100
Example
A value rising from 800,000 to 920,000 means an increase of 120,000 or 15%.
Important notes
This is a total change between two values and ignores elapsed time. Use annualized appreciation for yearly comparison.
Worked examples and interpreting results
| Case | Calculation | Result |
|---|---|---|
| Change | 920000 − 800000 | 120,000 |
| Rate | 120000 ÷ 800000 × 100 | 15 % |
Frequently asked questions
Does nominal appreciation equal real profit?
Not necessarily. Transaction costs, maintenance and inflation can reduce economic return.
Should inputs cover the same period?
Yes. When comparing income, expense, balance or price figures, keep the period and definitions consistent.
Is the result a final property valuation?
No. The calculator gives a numerical relationship only; real decisions also depend on location, market conditions, taxes, financing and risk.
