How it is calculated
Example
Buying at 800,000 with 100,000 costs/improvements and selling at 1,050,000 with 50,000 selling costs gives total cost 900,000, net proceeds 1,000,000, profit 100,000 and ROI about 11.11%.
Important notes
This calculator does not automatically add rental cash flows, financing interest or taxes. Include them in a broader model if relevant to your ROI definition.
Worked examples and interpreting results
| Case | Calculation | Result |
|---|---|---|
| Total cost | 800000 + 30000 + 70000 | 900,000 |
| ROI | 100000 ÷ 900000 × 100 | 11.111111 % |
Frequently asked questions
Should rental income during holding be included?
If measuring total deal return, yes, related cash flows should be included consistently.
Should inputs cover the same period?
Yes. When comparing income, expense, balance or price figures, keep the period and definitions consistent.
Is the result a final property valuation?
No. The calculator gives a numerical relationship only; real decisions also depend on location, market conditions, taxes, financing and risk.
