Property Price per Square Meter Calculator

Calculate property price per square meter from total price and area.

Starting values are an editable worked example.

Compare two properties by price per m²

The property with the lower total price can cost more per square metre. Compare equal-area unit prices rather than just sticker prices.

Property A
Property B

Example: A costs 900,000 for 150 m² (6,000/m²); B costs 840,000 for 120 m² (7,000/m²). Despite a lower total price, B costs about 16.67% more per m².

Use the same currency and area definition (built, saleable or land) for both. Unit price alone does not reflect location, condition, fees or building quality.

How to use

  1. Enter Property price.
  2. Enter Area m².
  3. Calculate, then verify input definitions before comparing properties or periods.

How it is calculated

Price per m² = property price ÷ area in m²

Example

A property priced at 900,000 with 150 m² gives 6,000 per square meter.

Important notes

Ensure compared areas use the same definition: built, saleable or land area. Mixing area definitions distorts comparisons.

Frequently asked questions

Is price per m² enough to compare properties?

No. Location, age, finish, floor, amenities and area definition can explain large differences.

Should inputs cover the same period?

Yes. When comparing income, expense, balance or price figures, keep the period and definitions consistent.

Is the result a final property valuation?

No. The calculator gives a numerical relationship only; real decisions also depend on location, market conditions, taxes, financing and risk.
